What does the 10-year tax exemption cover for olim in 2026?
The exemption is on foreign-source income, for a person who qualifies, for a fixed window. As of October 2026, Income Tax Ordinance section 14 still gives a new oleh a 10-year exemption on foreign-source income, and a veteran returning resident the same 10-year window. Salary from work performed abroad, rent from a home abroad, interest and dividends from foreign accounts sit in that conversation. Israeli-source income does not.
This page does not list the reporting forms. Amendment 272 is the reporting article. Read it as related reading, not as a second copy of this clock:Amendment 272, the 2026 reporting guide.
When does the ten-year clock start?
The clock starts on the date the Tax Authority uses for that status: the day Israeli residency begins, the oleh certificate date, or another date they use. People lose a year by counting from the folder, the accountant’s first meeting, or the day the foreign account was opened. None of those is automatically the start.
Write the date on one line before you talk to a bank. If October 2026 is year 7, you have three tax years of the window left, not “about ten.” If you cannot point at the date, you do not yet know which year you are in.
Who loses the exemption before year 10?
The window ends when the years end. It can also stop matching your life earlier: a center of life that is no longer in Israel, or a regular returning resident who was never on the oleh clock.
As of October 2026 a regular returning resident is on a shorter exemption. The number of years is not on this page. The status split is theveteran versus regular returning-resident guide. Capital gains on an asset bought after you became a resident sit outside the exemption in 2026.
What changed in 2026 if the holiday itself did not end?
The exemption and the report are two duties. On the rule this page relies on, 2026 did not turn foreign-source income into Israeli tax inside the window. It added a disclosure duty. The forms live in the Amendment 272 guide.
A report is not the tax. Paying Israeli tax on the same foreign salary is what happens after the window, not what the report itself is. A licensed accountant tells you which year you file as exempt and which year you do not.
Is Israeli-source work covered by the holiday?
No. Work done in Israel is Israeli-source even if the contract was signed abroad or the payroll company sits abroad. The holiday does not move the place of work. Mixing the two is how a year-7 oleh shows a bank income the exemption never covered.
How is a veteran returning resident different from a new oleh?
Both can sit on a long foreign-income window. They are not the same status, and a regular return is a third status. Using the oleh leaflet for a regular return is how people plan year 8 on a clock they do not have. Confirm the status before you count years. RealFix Finance does not decide the status. A licensed accountant does.
Does exempt foreign income belong in a mortgage file?
The exemption does not approve a mortgage and it does not cut the equity a bank asks for. A bank can still ask to see the income, the continuity, and where the purchase money came from. The financial opinion RealFix Finance issues is what presents those sources in a form the bank can sign. That is a decision on the file in front of it. No approval is promised.
From 1 October 2026 the way disposable income is calculated changed — see the full guide:the mortgage reform of 1 October 2026. How an oleh with no Israeli credit file is underwritten is a different article:mortgage for olim with no Israeli credit file.
Every credit decision is, in the end, a business decision of the bank, and every file is examined on its own facts. No outcome is guaranteed. The mortgage path itself is on themortgages page.
What does a year-7 oleh file look like?
A composite for study, not a named client and not a promised result. Residency date written as March 2020, so October 2026 is inside year 7 if that date is the start of the clock. Foreign salary of $6,200 a month from work performed abroad. No Israeli tax assessment on that salary, because it is foreign-source and the window is still open. The branch asked for the assessment anyway.
The page that moved the conversation was the date, not a tax bill. No rate is published here, and it is not written that the bank approved a mortgage. Without the date there was nothing honest to put next to the salary.
Which line should you screenshot before you call a CPA or a bank?
The holiday is a clock, not a blanket. Year 7 is still the exemption. Year 11 is the same salary, inside Israeli tax. A 2026 report is not the tax.

A first strategic review — 20 minutes
Bring the residency date, one foreign payslip, and the paper the bank already asked for. We look at whether there is a mortgage file to build around that income. The tax year you leave the exemption is for a licensed accountant. No approval is promised.
RealFix Finance charges a fee only from its clients — zero conflict of interest. This is the October 2026 picture, not tax advice and not legal advice. Confirm it with a licensed adviser and with the bank before you sign.
Since 1999. More than 7,000 clients. NIS 2.5 billion in credit raised. None of these figures is a promise about the next file.
