Why does a branch close an oleh file that has no BDI?
The branch screen expects three years of Israeli payslips and a credit file that already opens. A new oleh, or a returning resident whose working life was abroad, does not fit. The clerk is not refusing the oleh certificate. The form ran out of boxes.
That stopped screen is a form, not an underwriting decision. The file a bank can read is income, continuity, equity and source of funds. Tax status sits in theveteran versus regular returning-resident guide. This page is the mortgage file only. On files a branch already closed, and that passed a preliminary underwriting, RealFix Finance reports 98% success. That figure does not attach to a file nobody has read.
What is the difference between an empty BDI and a negative BDI?
BDI is the Israeli record of reported credit. If you were not here, there is nothing to report: the file is empty. A negative file holds an event — arrears, enforcement, a cheque that did not clear. The bank asks about risk in both cases. The papers are not the same.
An empty file is filled from another country: tax returns, an employer letter, 12 to 24 months of statements, a contract that does not end on landing day. A negative file has to be explained, not deleted. If there is already an Israeli refusal and adverse local history, the path is amortgage file after a negative BDI, not this guide. No “good score” is quoted here.
Which documents replace an Israeli payslip?
An Israeli payslip is a shortcut, not a statutory condition. An oleh file is usually four blocks: status, income (contract, foreign payslips, tax return), equity (where the purchase money came from), and the property.
Translation, notary and apostille requirements differ from bank to bank and from file to file. RealFix Finance sets out in the opinion, in advance, which document needs which certification — so the file does not come back from the bank on a technical question.
Does the absorption basket count as income? That is a decision of each bank, on each file. What decides it is the financial opinion RealFix Finance issues on the client — that opinion is what presents the income sources in a form the bank can sign.
What is the shadow balance sheet on an oleh mortgage?
The shadow balance sheet is the page the branch does not open. One side is what the bank already sees: rent, a small landing loan, a new card. The other is three years of foreign salary, savings, sometimes a home that will be sold abroad.
Put both sides in language underwriting reads: amount, currency, statement date, and one sentence on the source; gross, net, and months of continuity. A tax benefit for an oleh or returning resident does not approve a mortgage. A licensed accountant checks the tax rule. The bank checks the repayment.
How much equity does Directive 329 require in 2026?
The Bank of Israel sets a financing ceiling by deal type in Directive 329: 75% for a resident’s sole home, 70% for a housing upgrade, and 50% for an additional home and for a foreign resident. From 1 October 2026 the way disposable income is calculated changed — see the full guide: the mortgage reform of 1 October 2026.
Whether an oleh whose center of life is in Israel is tested on the resident track or the foreign-resident track is examined on the facts of the file, according to the opinion.
Every credit decision is, in the end, a business decision of the bank, and every file is examined on its own facts. No outcome is guaranteed.
The cap is not an offer. A bank may ask for more equity when the income is new or the papers are thin. A repayment figure, before anyone queues at a branch, sits in themortgage calculator. The number is arithmetic, not an approval.
What does a sample file with a foreign salary look like?
A composite for study, not a named client and not a promised result. Apartment at NIS 2.2 million. Savings from a foreign account: NIS 700,000, with 18 months of statements. Gross salary of $7,500 a month, three years with the same employer, no Israeli payslip. Empty Israeli BDI. A local card six weeks old.
The branch stopped on “no payslip and no BDI”. The shadow balance sheet put the contract, the foreign tax return, the salary continuity and the source of the NIS 700,000 in front of underwriting. No rate is published, and it is not written that the bank approved. Without that page there was nothing to submit.
What if the salary sits in a sanctioned bank?
A real salary in a bank the Israeli system will not take paper from is a money-path problem, not a BDI problem. The bank can believe you earn and still refuse the balance.
First a legal transfer path, then the mortgage file. The2026 guide to moving money from Russia to Israelis about the path, not about approving the apartment. There is no single list of balance letters that are refused. There are banks, and there are cases. Our opinion defines in advance which confirmations the bank will accept on that specific file.
Which line should you screenshot before you call a bank?
An empty BDI is a missing file, not a refusal. The refusal starts when you submit an Israeli payslip you do not have yet, instead of the salary you already have.
